For Airbnb hosts in the US, UK and Australia
Guest broke it? We write the claim.
When guests break things, you only have 14 days to ask. Send us your photos and receipts. We write the whole claim so you can send it to Airbnb in time.
Counting to the end of day 14 in your time zone. File earlier if you can. Then your guest has 24 hours to reply before you can ask Airbnb to step in. Source: Airbnb Help Center, Host damage protection.
Who it is for
Hosts with a broken thing and a ticking clock.
- Airbnb hosts in the US, UK or Australia
- A guest damaged something, left a big mess or took something
- The guest checked out less than 14 days ago
- Claims more than 14 days after checkout (Airbnb’s limit)
- Normal wear and tear, or normal cleaning
- Insurance claims outside Airbnb, or legal action
How it works
Three steps. That is it.
Tell us what broke
Fill in the short form with the checkout date and what happened. Then email your photos, receipts and quotes.
We write the claim
In 1 business day you get a ready claim pack: the message to your guest, the item list with costs, the timeline and the evidence list.
You send it
Paste the message into the Resolution Center. If the guest says no or does not reply in 24 hours, send the pack to Airbnb.
What you get
A claim pack, ready to paste.
To your guest
A calm, clear request with the amount and the reason, for the Resolution Center.
For Airbnb
The item list, costs, proof of cost, a timeline that shows it happened during the stay, and an evidence index.
What is missing
We tell you what would make it stronger, like a before photo or a receipt, while there is still time.
The price
One price. No surprises.
- One stay, all damaged items
- Guest message plus the Airbnb pack
- Ready in 1 business day
- Free fix if anything needs changing
- Help in US, UK and Australian English
Plain truth: Airbnb decides every claim and we cannot promise a payout or an amount. We write the claim; you send it from your own Airbnb account. We are not Airbnb, not insurers and not lawyers. Airbnb says Host damage protection is not insurance.
Questions
Straight answers.
What is the 14-day rule?
Airbnb’s own help page says: “Within 14 days of the responsible guest’s checkout, file a reimbursement request in the Resolution Center.” After that, your guest has 24 hours to answer. If they say no, pay only part, or stay silent, you can ask Airbnb to step in under Host damage protection.
Will Airbnb pay me?
We cannot promise that. Airbnb reviews each request and decides. A clear claim with good evidence gives Airbnb what it asks for: photos, quotes or receipts, and proof it happened during the stay.
What is not covered?
Airbnb lists normal wear and tear, normal checkout cleaning like laundry, dishes or trash, lost cash and acts of nature as not covered. We will tell you if your claim looks like one of these.
Which countries?
We help hosts in the US, the UK and Australia. Airbnb’s page says Host damage protection does not cover stays in Japan.
What do I send?
The reservation code, checkout date, photos and video of the damage, before photos if you have them, and receipts, quotes or shop links for the cost.
Do you talk to my guest or Airbnb?
No. You send everything from your account. That keeps it your claim, in your voice.
What if the 14 days are almost up?
Start now. We aim for 1 business day. If you have only 1 or 2 days left, file a short request in the Resolution Center first, then add our pack.
Refund policy
Fair, in plain words.
If we miss the 1 business day turnaround and that makes you miss the 14 days (when you sent everything at least 2 days before day 14), full refund.
If you are not happy with the pack, tell us within 7 days. We fix it, or refund you in full.
We are paid to write the claim, not to win it, so Airbnb’s decision does not change the price.
