The original, the answers, the rewrite.

Mara and her house in Bend are made up. This is the shape and length of a real rewrite: every fact comes from the host's eight answers, nothing is invented, and each section fits the platform's own box.

1. The original description

Before

“Beautiful cozy 2 bedroom home in Bend! Fully equipped kitchen, close to everything, hot tub, perfect for your getaway. We love our home and hope you will too! Dogs allowed with fee. Fast wifi. Book now!”

2. What Mara sent us

Listing: (a made-up Airbnb link). Platform: Airbnb. Country: US. Best guests: couples for a long weekend, and remote workers staying a week or two, often with a dog.

What reviews say: "the hot tub under the trees", "walked to the river trail every morning", "the desk setup was better than my office", "Pancake-friendly" (a guest's dog), "quiet street, could hear the river at night".

Three things you'd mention first: 12-minute walk to the Deschutes River Trail from the back gate. Hot tub on the deck under two big ponderosas. Proper desk with a 27-inch monitor and a real chair in the second bedroom.

House rules: dogs welcome, $40 fee, two max, off the beds. No parties. Quiet after 10 pm, neighbours are close. Checkout 10 am.

Nearby: Old Mill District 4 minutes' drive (restaurants, the Les Schwab amphitheater), Mt Bachelor 35 minutes, Safeway 3 minutes, two breweries you can walk to in 15 minutes.

3. The rewrite

Title (32 characters)

Hot tub, river trail, real desk

Why: Three concrete things guests search for, in the order the reviews mention them. No “cozy”, no “beautiful”: every listing says those, so they tell a guest nothing.

Summary (the first 500 characters, what shows before “Show more”)

Two-bedroom house on a quiet street in Bend, 12 minutes’ walk to the Deschutes River Trail from the back gate. Hot tub on the deck under two big ponderosas. A proper work setup in the second bedroom: 27-inch monitor, real chair, fast wifi. Dogs welcome (two max, $40). Old Mill District is a 4-minute drive, two breweries a 15-minute walk, Mt Bachelor 35 minutes.

Why: Every sentence is a fact a guest can picture or check. The walk is in minutes, the desk has a size, the dog rule is in the first screen so nobody books and then asks.

The space

Front door opens into one open room: kitchen (full size oven, dishwasher, drip coffee and a pour-over), dining table for six, sofa facing the wood stove. Main bedroom has a queen bed and blackout blinds. Second bedroom has a full bed and the desk: 27-inch monitor, HDMI and USB-C cables, a real office chair, a lamp that is actually bright. One bathroom with a tub-shower. Out the back: the deck, the hot tub (cleaned between every stay, 102°F when you arrive), a fenced yard, and the gate to the trail path.

Why: The sections guests scroll for: beds, the bathroom count, the desk. “Cleaned between every stay” answers the one hot-tub question every guest has.

Guest access

The whole house and yard are yours. Parking for two cars in the driveway. Keypad entry, code sent the morning of check-in. The garage is ours and locked.

Why: Says what is and is not theirs in three lines; the locked garage line stops the question before it is asked.

Other things to note

Quiet street with close neighbours: quiet after 10 pm, no parties, no exceptions. Dogs: two max, off the beds and the sofa, $40 fee added after booking. Checkout is 10 am so the hot tub can be serviced before the next guests. No air conditioning; the house has ceiling fans and summer nights drop to the 50s.

Why: The rules as plain facts with a reason, which gets them followed. The no-AC line costs a few summer bookings and prevents the one-star review.

The neighbourhood

West side of Bend, residential. Walk: river trail 12 minutes, Crux and Bend Brewing 15 minutes, Safeway 20 minutes (3 by car). Drive: Old Mill District and the amphitheater 4 minutes, downtown 6, Mt Bachelor 35, Smith Rock 40.

Why: Distances in minutes from this door, split into walk and drive. “Close to everything” is replaced by the list it was hiding.
